In years three to 10 of the policy

From the end of the builder warranty period until the policy expires (typically eight years), we provide insurance cover for damage caused by defects in specific parts of the home.

Noticed damage after builder warranty has expired?

In this period of the policy, cover is provided where there is damage to your home because the builder failed to build specific parts of the home to NHBC's requirements. The damage or issue must have occurred and be notified to us during this period of the policy.

Type of cover we offer

Damage caused by a defect

This section provides cover for damage as a result of a defect to certain parts of your home, as long as the minimum claim value (see policy document) is exceeded.

Alternative accommodation or loss of rent

Cover is provided for the cost of alternative accommodation or lost rental income if work needs to be carried out to your home because of a defect or damage covered under the insurance cover period.

Contaminated land

Cover is provided for the cost of improving the condition of contaminated land. See your policy document for terms, conditions and exclusions.

Stages of Buildmark cover

Buildmark is our 10-year warranty and insurance cover for new build homes. The cover is split into different sections. Insolvency cover after exchange of contracts, a builder warranty and NHBC Guarantee for two years after completion and then eight years of insurance cover against defects to certain parts of the home.
