When a plot is registered with NHBC, we send the builder/developer a policy number and activation code. The builder/developer can also access the Conveyancing Portal via their account, to obtain this information.
The data supplied to us from the builder/developer will automatically upload to the Conveyancing Portal. All you need is the client’s email address to access their case.
Alternatively, the builder/developer forwards the policy number and activation code to the plot purchaser’s conveyancer.
The purchaser’s conveyancer should login to the secure Conveyancing Portal account, and use the policy number and activation code to access plot details to confirm that cover is in place, before exchange of contracts (or missives in Scotland).
You can use the system to notify us when exchange of contracts/missives takes place. At the same time you can update the purchaser’s details, which will activate the deposit insurance protection (Section 1) available under the Buildmark policy.
You should use the Conveyancing Portal again to notify us when legal completion/date of entry takes place, and activate the Buildmark policy on behalf of the buyer.
NHBC will validate the completion information. Once approved, the insurance certificate and associated documents will be available to download and pass on to your client.
