Bespoke Technical Risk Management Plan

Targeting specific construction risks
Bespoke Technical Risk Management Plans enhance our Key Stage Inspection service by identifying higher risk areas and setting specific tasks to help prevent defects.
- a more tailored approach to technical risk management for both warranty and building control
- resources and focus are targeted at higher risk areas of construction
- mitigates the risk of defects and improves quality of new homes.
These bespoke plans will include a combination of the following elements depending on the risks identified on a site:
- additional risk-based inspections
- quality Benchmarking of risk-based inspections
- requests for photographic evidence
- additional Joint Virtual Meetings.
The Bespoke Technical Risk Management Plan for your site will be available in your site record book and also on our Portal. We will go through the plan with the site management team at our pre-start meeting.
To simplify the process, all defects found during any type of inspection (key stage, risk-based or intermediate) will be recorded as Reportable Items. This will enable Quality Common Scoring to be applied to all inspections.
Technical risk management tools
We work together with you, on a bespoke site-by-site basis, from pre-construction to post-completion to help you identify and manage the technical risks on your sites. Below, we explain some of the key tools we use to support you.

Joint Virtual Meetings
These are meetings between the site manager, members of the builder’s technical team and our technical specialists. The attendees and frequency of meetings will vary depending on the complexity of the site.

Quality Common Scoring
Applied to all Key Stage and Risk Based inspections, this is the same scoring we use for Construction Quality Reviews.

Quality Benchmark Report
Produced for each Key Stage Inspection and where required, any additional Risk Based Inspection stages, this report will provide photos and commentary, a score of 1-6 and will highlight good practice and defects.

Technology Assisted Inspections (TAI)
This functionality allows you to upload geotagged photographs for online inspection or re-inspection by our team, sometimes avoiding the need for an inspection visit.
